PMAY-G Housing Scheme: Know How to Apply for a Permanent House in Rural Areas

Having a permanent and safe home is a basic need, but many families in rural areas still live in kutcha houses or do not have a house of their own. To support such families, the Central Government runs the Pradhan Mantri Awas Yojana-Gramin (PMAY-G).

The scheme provides financial assistance to eligible beneficiaries for constructing a permanent house. The money is transferred directly to the beneficiary's Aadhaar-linked bank account. The broader objective is to help eligible rural households get a safe and hygienic home along with access to basic facilities.

What Is PMAY-Gramin?

PMAY-G is the rural housing component of the government's Housing for All mission. The scheme was introduced after the earlier Indira Awas Yojana, which was launched in 1996. The rural housing programme was subsequently revised, leading to the launch of PMAY-G.

The scheme focuses on rural households that do not have a permanent house or are living in inadequate housing conditions.

Under the scheme, financial assistance is provided for house construction. The assistance is higher in certain areas, including hilly regions, the Northeastern states, Himachal Pradesh and Jammu & Kashmir.

The scheme also aims to ensure that a house is supported by basic facilities such as sanitation, cooking fuel, drinking water and electricity through convergence with other government programmes.

How Much Financial Assistance Is Available?

Eligible beneficiaries can receive financial assistance of ₹1.30 lakh per housing unit in the specified hilly regions, including Himachal Pradesh, the Northeastern states and Jammu & Kashmir.

The scheme also provides a loan facility of up to ₹70,000 at an interest rate of 3% for eligible beneficiaries who require additional financial support for house construction. A subsidy may also be available on a principal amount of up to ₹2 lakh, subject to the applicable provisions.

The minimum house size under the scheme is 25 square metres, including space for a kitchen.

Other Benefits Linked To The Scheme

PMAY-G is not limited to financial assistance for constructing a house. Eligible beneficiaries can also receive support through other government programmes.

For example, ₹12,000 is provided for toilet construction under the Swachh Bharat Mission-Gramin. Beneficiaries may also get up to 95 days of employment under MGNREGA.

The scheme is also linked with facilities such as LPG connections under the PM Ujjwala Scheme, along with access to drinking water and electricity through relevant government programmes.

This approach is intended to ensure that beneficiaries receive a home along with essential household facilities.

Who Can Get PMAY-G Benefits?

The scheme primarily covers rural households that do not own a permanent house and are living in kutcha houses.

The eligibility category also includes certain vulnerable groups, such as homeless people, individuals surviving by begging, ragpickers, tribal groups and bonded labourers, subject to the scheme's applicable eligibility conditions.

Selection and verification are carried out according to the prescribed government process.

Who Is Not Eligible?

Certain households are excluded from receiving benefits under the scheme based on specified conditions.

These include households where:

  • The family owns a house with more than two rooms.
  • A member owns a two-wheeler, car or boat.
  • A family member has a credit card with a limit of ₹50,000 or more.
  • A family member is employed with the government.
  • A family member earns more than ₹10,000 per month.
  • A family member is an income tax payer.
These conditions are used to identify households that meet the prescribed criteria for assistance.
